How it Works: Modular/Manufactured Homes

There are several steps in the process of selecting and purchasing a factory-built home. West Coast Modulars will be with you from start to finish, providing assistance and advice, answering questions, listening to your needs, and then applying our experience to make your purchase as efficient and easy as possible.

Design Consultation

Our first step is the most important: determining your exact needs and proposing the right type of home for you at the best price possible. At this initial design consultation, we’ll help you understand the construction, installation and permitting process and walk you through a range of options available.


West Coast Modulars has partnered with several California banks to provide lending services. Typically a factory built modular project will include a land loan and a construction loan, which will be combined with the equity from the land or a down payment. Throughout the project the bank will release funds to the company and to the contractor performing the site development. Then the bank will roll the debt of the project into a traditional single-family loan based on the new assessed value of the property.

Land/Site Selection

Once you’ve selected a model, it’s time to choose a site. If you don’t already have a location or a manufactured home community, West Coast Modulars will help you find the perfect lot given the model you have selected, and will help you obtain all necessary permits prior to the home’s arrival.

Model Selection

Know exactly what you want in your next home? Great – we’ll help you find it. But if you’re not sure, we’ll review a wide variety of floor plans from the top home providers, until we find one to suit your needs. These plans can also provide a basis for a custom home design.


Choose from a variety of indoor/outdoor options, including flooring, lighting, appliances and landscaping. You can even customize floor plans to suit your individual needs. West Coast Modulars will work with your manufacturer of choice to make sure your selections are included in the final product.

Delivery and Installation

This is truly what makes West Coast Modulars unique: we don’t outsource installation. We’ll guide you through the process of delivery and installation until the final certificate of occupancy is received.
